That’s completely fine — many of our clients come to us before they have plans.
In fact, engaging a builder early can actually save you time, money and unnecessary redesign costs.

Start with a conversation.
At One Bau Group, you don’t need plans — just a starting point. We’ll talk through your block, budget, lifestyle and must-haves before any design begins.
Getting your builder involved early means:
Realistic budgeting
Smarter design decisions
Fewer costly surprises
From concept to completion, we guide you every step of the way.
Start the conversation
Before you begin, understand this: renovations are very different to new builds.
Here’s what matters most:
1. Budget for the unknown
With renovations — especially in older homes — there can be hidden surprises once walls are opened. A contingency allowance is essential.
2. Align design with budget early
Have honest cost discussions before finalising plans. Designing without cost clarity often leads to costly redesigns.
3. Understand council & permits
Extensions and structural changes may require planning approval or building permits, and timelines should be factored in early.
4. Choose the right builder
Renovations require experience, problem-solving and strong site management - not just construction skills.
We’ll be right there to guide you through your selections, helping you narrow things down and make confident decisions. We’ll also connect you with our interior designer, who’ll help pull everything together and bring your vision to life, without it feeling overwhelming.
You’ll deal directly with Adam, our Director and Registered Builder, along with a dedicated Site Supervisor managing your project on site.
We keep our builds limited so you’ll always know who you’re speaking to — with clear communication and hands-on involvement from start to finish.
Yes — and this is where experience really matters.
Sloping blocks, narrow sites, tight access or challenging overlays don’t scare us. They just require the right planning and approach.
Being a custom builder, we have the expertise to build on all types of blocks and in a wide range of site conditions. Every home is designed and constructed to suit the land — not forced onto it
